Craig Fernsler
Realtor, Certified Commercial Investment Member (CCIM)
Craig Fernsler has built a career spanning more than 35 years in commercial real estate, investment strategy, and wealth preservation. As a Realtor and Certified Commercial Investment Member (CCIM), he has worked closely with clients to help them make informed decisions about commercial and investment properties, focusing on profitability, tax efficiency, asset growth, and long-term financial stability.
Craig's standing in the industry comes from years of direct experience as both an advisor and an investor. Having personally handled property transactions, management responsibilities, risk evaluations, and deal structuring, he understands the realities that investors face in the marketplace.
Craig's background includes work with a wide variety of commercial and investment properties, including single-family investment homes, apartment buildings, retail strip centers, development land, and vacation properties. Throughout his career, he has concentrated on helping clients improve cash flow and strengthen long-term wealth-building goals.
A Specialist in Complex Real Estate Strategies
A key part of his professional work has involved complex real estate and tax-related strategies. While many investors understand how to purchase property, fewer understand how to structure transactions that can help preserve wealth and reduce unnecessary tax liabilities. This is an area where he has consistently assisted clients.
Throughout the years, Craig has guided investors through 1031 Exchanges, Cost Segregation Strategies, Installment Sales, Delaware Statutory Trusts (DSTs), Deferred Sales Trusts, and NNN net-leased retail property transactions.
These strategies are often unfamiliar to many investors. Because of their complexity, clients frequently seek his assistance to better understand the available options and the implications of each decision.
Building Wealth Through Personal Investment Experience
Craig's investment experience began with the purchase of his first investment property in 1989.
Since then, Craig Fernsler has personally bought and sold approximately $19.3 million in commercial and investment real estate. He has also owned and operated multiple limited liability companies connected to his investment activities.
This experience gives him insight that extends beyond advisory work. Having experienced ownership responsibilities firsthand, he understands financing challenges, market fluctuations, property management demands, and the financial commitments required of investors.
Since 2000, Craig has purchased and developed several hundred acres of land across multiple counties and two states for both brokerage and personal investment purposes. His long-term involvement in investment real estate has helped establish trust among clients who view him as someone who understands the role real estate can play in creating generational wealth.
Leadership Within the Commercial Real Estate Industry
Craig's contributions have earned recognition throughout the commercial real estate profession, particularly through his involvement with the CCIM organization.
The Certified Commercial Investment Member designation is one of the most respected credentials in commercial real estate. It is awarded to only a small percentage of professionals nationwide and represents expertise in investment, market, and transaction analysis.
Craig's service to CCIM has extended beyond obtaining the designation. In 2015, he served as Vice President of the Mid-Atlantic Region for CCIM International and was a member of its International Board of Directors. Before that role, he served as President of the PA/NJ/DE CCIM Chapter in 2012.
Today, he remains active through service on the CCIM National Government Affairs Committee and the Pennsylvania Association of Realtors Board of Directors while also serving as a Real Estate Instructor. He additionally holds Series 22 and 63 securities licenses, broadening his knowledge of investment-related financial structures and strategies.
Grounded by Community, Family, and Service
Craig has maintained a strong commitment to community involvement alongside his professional career. He actively participates in charitable and community organizations, including One House At A Time (Beds for Kids), the Boy Scouts of America, the Boys & Girls Club of Philadelphia, and the Animal Coalition of Delaware County.
Craig is also a long-time member of the Masonic Lodge and serves as a trustee within his church. Those who know him often recognize his dedication to relationships, loyalty, and service.
Outside of work, he enjoys spending time with his wife of many years, their two adult sons, and the family’s Golden Doodle. He is also an avid golfer and holds a scuba diving certification.
Over the course of his career, Craig Fernsler has remained dedicated to helping people make sound real estate decisions that support long-term financial value. Through his experience as an investor, his technical understanding, and his practical approach, he has become a trusted resource for investors seeking guidance based on decades of real-world experience.
